If you are willing to do the work required to sell your house by owner, it can be a very stressful but rewarding experience. Ultimately it comes down to the amount of time and money you are willing to put into the sale of your property. If you have a flexible schedule and considerable free time, putting your property for sale by owner might not be a bad idea. However; if you don't want the responsibility that comes with a real estate transaction, a Realtor might be in your best interest.

If you decide to sell your property yourself:

You will save money on commission fees normally paid to a listing agent. However; if your buyer is working with an agent, most agents will request a percentage of the sale price be paid to them. This is usually around 3%, and comes out of the equity you have built in your property.

If your property is in a hot market, you may not need the assistance of a Realtor to find a buyer. Just remember that there is a lot of paperwork required in a real estate transaction, and for someone who is not familiar with it, this could be very challenging.

Selling your property by owner involves doing all of the marketing as well as meeting with any potential buyers. This can be very time consuming and expensive, but allows you to maintain control over when and where your property is advertised.

If you decide to hire a Realtor:

Most Realtors charge between 6-7% of the sale price of your property. They keep a portion, and give the other portion to the buyer's agent. This money is taken out of the equity of your property. It is up to you to decide whether you could spend less selling your property yourself and how valuable your time is.

The Realtor will handle all of the marketing of your property; including a yard sign. Usually, they will advertise in local magazines or newspapers, and the internet as well. Your agent will arrange all showings of the property, and be there to meet with potential buyers.

The agent will be responsible for completing all paperwork involved in the sale of your property. They will also be in contact with the title company and lender to ensure the property closes on time. Most importantly, a Realtor takes on all legal responsibility for the real estate transaction, should any problems arise.
